Really? I honestly didn't expect you to reply to this. Well, I'm happy to hear that from you. When she/he saw this, he/she said this would make a amount of sense for exactly these reasons:

1.) Ash may be to underaged and unable to live on her own, or at least is not legally allowed to live on her own.

2.) This can make for a good personal head canon that Ash might have ran away from her original home, was kicked out of her home or ran away for a reason to live by her own rules. Of course, this won't work out and she'll need a guardian.

3.) It's not too much of a stretch that Ash's parents may have died.

4.) This should be easy to make into a fanfic.

I headcanon the place Ash was living in was left to her by her grandparents and she uses it when she needs some space from her parents (also explains why she kicked Lance and Becky out).
