Description A new plan, developed from previous sketches, features an angled plan which works well on unusual building sites with slopes, ridges and hills. Master suite on first floor located to rear near garage/parking, two bedrooms up. Front of house features unusual kitchen/dining arrangement with accent on forward-facing views, possibly towards a lake, mountain, or beautiful downward slope. Home maintains a cozy cottage feel from the front due to diminished rooflines, small frontal area, and "knock-out" front corner entry porch. Plan can be easily modified. Garage to be designed as needed.Β

Technique: Floor plans and elevations drafted and hand-drawn in scale 1/8" = one foot, using Faber-Castell pencils graded 6H to HB. Front elevation lightly shaded to create depth. Drawings scanned, cleaned, and labeled with simple software.

Final construction plans printed on 24"x36" sheets in scale 1/4"=one foot, contact me for info plan contents and options.Β

Yes this particular design has the master behind the house near the garage, which you pass by to get to the living areas. All designs different. I don't always follow the same program. "Linear" house at odd angles and L-shapes are much better designs, lower roofscapes, better day-lighting, better proportions, but house gets "longer." All those additional luxuries to the master ste are easy to do, just need add more money to budget and it's done! Are you looking for home plans?

At the moment, yes. I'm working on a 12,000 square foot building in downtown Bryan these days. Β Built sometime before 1905, was a general store, bakery, electrical supply warehouse, and Mexican restaurant at some point or another. Β Been vacant since the late 1980s, and the last large property in downtown to be renovated.Β 

The whole interior is severely water-damaged, so we're going to take it all the way down to slab and masonry walls and rebuild everything inside. Β Downstairs will be three retail spaces and two studio apartments, and upstairs will be four one-bedroom apartments, a two bedroom apartment, and a 3/2 apartment.

It is actually just across the street and one block down from a similar-sized building I designed in 2012. Β That one was the original Woolworth building built in 1920.

I'm actually not sure- my client is the developer. Β I usually don't get involved in budgets. Β But I can find out how much the 206 N Main project cost for you.

I am DEEP into budget stuff now, too many houses go overboard with cost, and I have to scale everything back. I've done full framing calcs looking at every piece of lumber. Not much fun but has to be done sometimes.

I don't touch budget stuff. That's above my pay grade. Β By the time the client gets to me they pretty much have an idea of what their budget is.Β 

It does occasionally result in redesigns because things went over budget, but I try to leave myself a buffer for that in my fees.

I have to manage associated costs of construction right at the beginning or we go over budget right away. I'm getting better at just having a feel for it. There's no computer program for estimating artistic design processes and results.

Just a practical comment; It's a long walk from the upstairs bedrooms to the laundry, however, it's a lot shorter than having it in the basement..

Well, you'll need more than what's there, it's pretty complex. You doing a minecraft or Sketchup or 3D model of some sort? The answer is yes, it's fine, just think you need more than what's there...

Well, If someone just borrows my ideas from the internet, I can't control it. But no builder can really build from only a limited set of drawings like this. I do many pages of plans for the builder when we actually go into final plan development. I prefer to get hired by someone if they want to build a house, then we start from an idea like this, and customize it, and develop full plans. So the answer is: if someone is actually building a house, and they want to use my plan ideas, I prefer to sell the idea and draw up custom plans for them. BUT, if someone is a young person who wants to build a 3D model or something, or use a house idea for a game, then I don't mind and there's no charge of course. I can also sell directly to a builder. That's a business relationship of course, not for free.

Project is a go. I'm planning on going up sometime to view the land and maybe talk to the prospective builder. I put my untrained hands on a Hammond B3 the other day, played a few bad chords. Love those things.
