Description Front Elevation, first and second floor plans. Description of this home on the plan.

Technique: These three drawings are on one 8 and a half by 11 inch page (A4 size). The two floor plans are drawn in very small scale 1/16" = one foot, and the shaded front elevation slightly larger scale. I use various Faber-Castell pencils, 6H up to HB. This page exists exactly as you see it in one of my many binders filled with sketches, but with hand-lettering of course, not typeset. I use GIMP software to clean up the file, "tweak" the color a bit, and add labels, titles, and dimensions, that's all. This page "as-is" may serve as a model for a book page (hint hint.) The intention is to communicate the maximum information and an emotional response in a potential viewer, as related to a particular home plan idea. These sketches can easily be developed into a full set of plans for a luxury home in the U.S. or other markets.

Constructive criticism:

You draw pretty stuff.

But it is very clear you don't put any thought into mechanical (plumbing and hvac).  

Actual old houses have a major consistent feature, and that is the concentration of water pipes into a small number of wetwalls, usually an interior or southern wall to avoid freezing issues.  Additionally, the concept that every bedroom must have a bathroom is a McMansion thing, which is ridiculously wasteful in terms of space, money, and ultimately effort at keeping a home clean.

This is the Sears Magnolia, the largest of the Sears houses and the only one designed with a maid's apartment.  It is a good example of an actual large period house, that does everything right and for a reason.

Indeed, though not shown on these old sketches, some of which go back 5-10 years now, I DO put lots of thought into mechanical systems now, especially HVAC, the general layout of which is roughed at a very early stage in the design process on all my designs in last few yrs. Plumbing: I live in and primarily design in the Southeast where we do not generally worry about pipes vs. freezing issues. Designing rooms "back to back" with easy plumbing connections is fine ONLY when it works well with the design of the plan. But design trumps shared pipes, which only save a very small amount of money during the plumbing rough-in after framing. Certainly, on a large high-budget project such as House 335, it's a non-issue. In this case, the master ste bath benefits from being on the CORNER to take advantage of windows on at least two sides, which leaves the long walk-in closet in the best location. One thing I do after figuring out floor joist and beam framing is to sometimes adjust or tweak a toilet location, which has the biggest drain pipe and becomes a problem with long runs between second floor joists (more than ten feet.) This plan has not been gone into and fine-tuned yet, not really planning on building one of these. Bedroom suites with separate baths are certainly not Mcmansion. They are perfect for larger luxury homes with bedrooms serving guests OR teenagers (remember being one?) which demand more privacy. Cleaning: people with $800K or more homes often do NOT clean their own homes! That's for hired help. Sears house: Certainly has many things wrong for modern living, including formal living and dining rooms up front, small kitchen, and long center hall (also formal) which wastes space vs. a modern open plan. Flat roofs on the two side wings will always leak. Balustrade rails and such around roofs create maintenance nightmare. Nice house design sure, but this is far from optimal for today's living.

I think the lesson of the 2008 subprime mortgage crisis is that people with $800k homes frequently cannot afford $800k worth of home to begin with.

People couldn't afford a $300,000 home when they put virtually no money down, and the value of the home drops below the original price. Then they just walk away.

Well look in the other folders in the gallery, like construction projects? Plenty of my home designs were built in last 10 years, more getting built as we speak, plus I do concept art for the gaming industry. My main gig is residential design of custom homes plus maybe 25 per cent time for concept art/illustration.

Either way, and depends on your location. If your local city/county needs an architect's stamp and/or engineering, you need to hire out these guys locally. For this particular home, I need to finish up the rear and left elevation, maybe a rough foundation/basement plan and roof plan, could get it done quickly and sell to you. Do you have land and you are looking to build soon?

I also do "final" construction plans with all framing dimensions, hand-drafted of course.

I absolutely love the drawings plans, but the storybook paper texture and colors make me love it even more. So much so that I

Thanks! Yes, that page as a drawing actually exists exactly like that, it wasn't a "paper texture background" that I added in a Photoshop type program. I need to update more of my stuff like this but just have trouble finding the time any more.

Nice idea, I can see where you have taken elements from various building time periods and have combined them into a single unit.  It has an old world charm to it, with modern amenities.  I would love to see this actually realized.
