I wouldn't say he is creepy nor crazy (he is gettin' crazy only when his friends just tie him in the.. where was it? in the basement? no matter.)
He just has mental illness.

Well he has the PTSD, which led him to carry out a plan, (a sick plan) to take revenge.
The plan is born from his imagination, not from his mental illness and that is well structured and ingeniously arranged.
Hallucinations are the result of his "illness" (psychological breakdown, related to PTSD, caused by guilt and wendigos).
so I can say that he is both creepy (linked to the thought out plan) and ill.

I meant that he just wanted to have revenge on his friends for what they have done to his sisters, since it's basically their fault, even if not directly
The only time I can say he was being creepy, was when he just stood behind Sam and WATCHED her while she was there, bathing.. Brr.
But most of the times it was just so they will be scared.
